This tenant improvement had the structural challenge of installing a new foundation for steel columns and beams that could support the second floor so the “brew house” equipment could be located in the middle of the dining room of the restaurant.

Also, the tile floor under the brew house had to be completely waterproof so the spills and
cleaning operations in the brew house would not leak down into the full bar downstairs. It also
had to have a powerful enough drain system so that the wash water for the brew house tanks
could flow fast enough to not overtake the curbs around the brew house.

In addition, the unisex bathroom had to have a pneumatically­ operated pocket door to comply with both access and ADA requirements. We met those challenges and completed the tenant improvement on time and on budget.
